‘Motivated seller’ hoping to unload home with deed compliance violations –
A “motivated seller” is hoping to unload her home with existing deed compliance violations in The Villages.
The home owned by Bernadette Coppola at 2003 Cordero Court in the Village of Santo Domingo was the subject of a deed compliance hearing Friday morning for the Community Development District 2 Board of Supervisors at Savannah Center.
There were two separate complaints lodged in July regarding dead grass at the home as well as a paver patio in the rear yard that is too close to the property line and was put in without approval from the Architectural Review Committee.
This out-of-compliance paver patio is touted as a feature of the home for sale at 2003 Cordero Court.
This photo introduced as evidence by Community Standards shows an obvious problem with the lawn at 2003 Cordero Court.Deed restrictions reminders have been written and letters have been sent to Coppola, but the property remains out of compliance. Coppola has a “restricted phone number” and it will not accept incoming calls, according to testimony presented at the hearing by Community Standards.
At one point, Coppola contacted Community Standard and blamed a problem with the irrigation system for the dead grass. She also said she would file an application with the ARC for the paver patio. The grass is still dead and the ARC application was never filed.
Coppola bought the home in 2017 for $219,000.
She currently has the property listed for $294,000, according to Zillow. She is described as a “motivated seller” and claims the property is “move-in ready.” One of the real estate photos shows the non-compliant paver patio, touting it as desirable feature of the home.
Coppola did not appear at the deed compliance hearing.
