What $10M can buy in one of Oregon’s priciest cities

A glass-fronted modern mansion in Lake Oswego sold for $9.45 million in September. The completely redesigned, 6,140-square-foot house has see-through walls that slide away to access the property’s nearly 280 feet of private shoreline.

Terry Sprague of LUXE Forbes Global Properties, who represented the seller in that transaction, also closed a $9 million Lake Oswego deal in October for a half-acre waterfront estate.

Inside the 9,273-square-foot modern mansion is a room designed to display a car on a rotating turntable and a gym wall signed by members of the Dallas Cowboys, who once stayed at the property for $25,000 a night.

Sprague attributes this year’s rarefied sales in the pricey Lake Oswego enclave to “the tremendous amount of wealth created in the stock market,” and, with limited homes for sale, “a growing fear of missing out.”

Also in September, a gated lakeside estate sold for $8.5 million. The property includes a 5,162-square-foot contemporary house where two upper stories are accessed by a floating staircase or elevator.

On shore, a boathouse is equipped with a custom rising floor system to lift a boat out of the water and seal it in the boat slip.

At $1,647 per square foot, the home sold for $707 more per square foot than the city’s average, according to brokers Kathy Hall and Kevin Hall of Cascade Hasson Sotheby’s International Realty who represented the seller.

“While we certainly look at market statistics when pricing our clients’ properties, statistics alone never drive our recommendations,” said Kathy Hall in a news release. “We focus on the entire package and the lifestyle each listing offers.”

There are 130 Lake Oswego residential properties for sale priced over $1 million, according to the online marketplace Redfin. Here’s a look at the two most expensive homes currently on the market and their features to entice luxury waterfront buyers.

$9,950,000

The asking price is $9,950,000 for an almost 3-acre estate with a pond and private dock over the Willamette River at 12850 Fielding Road.

The 19,444-square-foot mansion has a theater room with a stage, grand fireplace and interior Juliet balconies that is large and elegant enough to serve as a ballroom.

The billiards room has a full bar and kitchen, and a forest-themed playroom comes with a treehouse bunk and a rope bridge.

With a spa-retreat primary suite and “eight additional bedrooms and 11 full bathrooms — each with its own unique charm — there’s room for everyone to relax in comfort and style,” said listing brokers Steve Nassar and Robert Fine of Premiere Property Group.

The asking price is $6,895,000 for a 1.15-acre estate at 18418 Old River Landing along the Willamette River.

The 8,077-square-foot mansion has a chef’s kitchen centered on an 11-foot-long leathered granite island and a temperature-controlled, double-sided glass wine cellar.

Behind a hidden door on the lower level is a media and game room with a pool table. Nearby is a 10-car garage with three lifts and guest quarters.

A high-end wraparound dock has a covered solar boat lift and two WaveRunner ports “to enjoy the river lifestyle to the fullest,” said listing brokers Steve Nassar and Kristina Horning of Premiere Property Group.
