Jersey Shore landmark gets green light for condo renovations after unsafe conditions were

Ocean City officials recently approved a redevelopment plan that clears the way for a new four-story condominium project to replace the closed Seaspray Condominiums.

The condos, located at the corner of Bay Avenue and 34th Street, have been vacant since 2024.

On Dec. 18, city council members unanimously approved the necessary zoning change on second reading.

The amendment establishes the Seaspray parcel as its own separate zone, removing it from the 34th Street Gateway zone, which is designated for business uses.

Plans call for a new residential complex to replace the condemned Seaspray structure.

Architectural renderings show a new four-story building featuring a private swimming pool, outdoor showers, a rooftop recreational area and a fitness center.

The first floor would be designated for parking.

The Seaspray complex at 3313 Bay Ave. fell into disrepair in recent years.

Built around 1955 as a hotel, it was converted to a 32-unit condominium complex around 1999.

City officials declared the building structurally unsafe in 2023 but it later reopened after being found safe, though still requiring repairs.

In 2024, concrete fell from a stair landing, revealing that necessary repairs had not been completed, officials said.
