Valuation change notices are in the mail

Property owners will soon find out if there’s been a change in the valuation of their real estate for the 2026 tax year.

For Scotts Bluff County, Assessor Robert Simpson tells KNEB News 15,218 notice letters went out last Friday, and will be hitting mailboxes soon.

Overall, residential properties in the county are at 94 percent of market value, same as last year, commercial property is down one percent at 92 percent, and Agland is at 71 percent of market value, up one percent.

Simpson noted that the percent increases for parcels do vary by neighborhood and ag area based on the sales studies completed for both.

Those who disagree with their new valuations have until June 30 to file a protest, and the county is requiring documents supporting protests be filed with the County Clerk by that same date.
