One of Texas’ largest apartment owners faces $560M in loan issues, tied to D-FW sites
Loans tied to several Dallas-Fort Worth apartments have been transferred to special servicing, signaling financial difficulties for one of the state’s largest apartment owners.
The Dallas-based real estate firm S2 Capital is facing financial issues including loans transferred to special servicing and a building foreclosure.
S2 Capital is a Dallas-based real estate firm that owns about 40 apartment properties in Dallas-Fort Worth, according to its website. Loans for six of the firm’s apartments were transferred to special servicing, meaning the loan is in default or the company is experiencing some other form of financial challenge.
The analytics firm Morningstar Credit first released reports that said three commercial mortgage-backed securities loans had been transferred to special servicing. The largest of the three was a $92 million loan secured by a 720-unit property in Grand Prairie called The Kace. The other loans were a $84 million loan secured by a 793-unit Houston property and a $75 million loan secured by a property in Arizona.
Morningstar Credit later found nine smaller loans backed by apartment complexes that had also been transferred to special servicing. All of the transfers took place in late April and early May.
Of those properties, five were in the D-FW including Hyde Park At Valley Ranch in Irving, The Sophia Apartments in Dallas, Mark at 2600 in Arlington, The Loren Apartments in Dallas and The Felix in Arlington.
Combined, the properties represent about $558 million in loans transferred to special servicing. S2 Capital didn’t respond to a request for comment on this story.
S2 Capital was founded in 2012 by Scott Everett. By 2021, the company was already on its way to becoming one of the biggest apartment owners in Texas after having acquired a total of 16,000 Texas apartment units.
S2 Capital had formed a real estate investment trust in 2024 in an effort to insulate its portfolio from housing market challenges, but interest rates stayed higher for longer than expected, presenting challenges to the company’s financial strategy, according to reporting from The Real Deal.
Additionally, an S2 Capital property called The Republic Apartments in Garland is facing foreclosure. S2 Capital defaulted on a $78.6 million loan, according to Dallas County records. A foreclosure sale for the property was set for Tuesday, according to the county records.
